Sixty-three homes in the whole town are rented

Malabar counts 1,303 occupied homes and owners hold 1,240 of them. That leaves sixty-three rented, in a town of 1,366 homes, and not one home here stands in a building of more than two units. Housing does not get much more settled than that, and it changes the question a whole-home system has to answer. Not what it will do this year, but what will still be in the walls once everything plugged into it has been replaced twice over.

That distinction is worth drawing on paper, because a system has two halves with very different lifespans. One is transport: the cable, the back boxes, the speakers set into ceilings, wherever the equipment ends up living, the ports on the switch every run comes back to. The other is what plugs into it — sources, displays, an amplifier, a processor. The first has a working life measured in decades and takes a construction job to change. The second turns over every few years and takes a morning.

Spend the early money on the half that costs a construction job to change

Over a long ownership the second half will turn over several times, which is the entire argument for weighting the first. A route carrying more pairs than this year's plan needs costs a little more while a ceiling is open and nothing afterwards, because there is no afterwards — the ceiling is closed and painted. The same holds for the switch everything terminates at: ports are cheap on the day it is chosen and a rebuild on any other day.

There is no shared structure here to negotiate with

Sixty-two of these homes sit in two-unit structures and thirty are manufactured, and every other one is a detached house. Nothing at all stands in a building of three units or more, which removes a whole category of delay from a project. No shared shaft to be granted access to, no plant space to be allocated a corner of, nobody else's programme to fit around. The largest group of homes dates from the nineteen-eighties, the median one as well, and a house of that vintage arrived with no low-voltage plan of any kind. So the transport layer is brought to the address rather than discovered at it, and since nobody else has a say in the route it can be drawn for the whole house at once.

Whether an addition touches one layer or all of them

The control layer is where a long ownership is quietly helped or hindered, and the test can be applied at the design stage. A new display that plugs into a wall plate already there, and appears in the control system as one more room, is a purchase. One that needs a route made, a port found and a rebuild of how the house is addressed is a project. Which of those you get was settled years earlier by whoever decided how much room to leave.

So the conversation worth having here is not about brands. It is about which parts are being installed once and which are being installed for now, and about making the money follow that split rather than the excitement. Where households stay put, the parts installed once are the ones still earning their place long after the equipment they were pulled for has gone.
