What you are paying for here is mostly the part you never see

The median home in Lighthouse Point is valued at $667,000, and 3,617 of the city's 6,355 homes are detached houses. At that level nobody is grading the equipment list. The judgement lands on the wall a speaker sits in, the line where a mount meets the plaster, and whether a cable ever appears in a room it was not invited into. Concealment is not a finishing touch on that basis. It is the largest variable in the job, and it is priced by the building rather than by the catalogue.

Which building it is matters, then. The largest group of homes here went up between 1960 and 1969, another 1,483 date from the fifties, and the median residence belongs to the sixties — better than half the city was standing before 1970. Housing of that age has no structured pre-wire to inherit, so every run is made rather than found, and what it costs is set by the chases and ceiling voids that happen to exist behind the finish you are trying not to disturb.

A stock this uniform is worth reading once, carefully

There is an advantage buried in that. When the housing comes overwhelmingly from two adjacent decades, what one house allows usually holds in the next — comparable ceiling construction, comparable wall build-ups, comparable assumptions about what a home would ever be asked to carry. Placement patterns repeat. So a careful survey is worth more here than a quick one, because what it establishes about one ceiling is generally a fair guide to the next room and the floor below it.

Where people sit fixes the room before any equipment does

In a house of this vintage the room asked to behave like a theater was designed as a living room, and the seating position is the first thing to fix in it. Screen height, viewing distance, where the sightlines break, which surfaces throw ambient light back at the picture, where the speakers have to sit to aim at the seats rather than at the furniture — all of that follows from where people actually sit, and none of it survives being decided in the other order.

Calibration belongs inside the same piece of work rather than beside it. A display and a set of speakers measured and adjusted in the room they will live in behave differently from the same hardware switched on out of the box, and the difference shows up every evening afterwards. It costs nothing in materials, which is exactly why it is the first line to fall out of a quote and the last one you should let go.

So the order for a house at this end of the market runs backwards from the finish. Agree what has to disappear entirely and what may honestly be surface-run. Establish which routes the fabric will give you before a single position is committed. Fix the seats, then the screen, then the speakers. And leave the equipment schedule until last, when everything it has to work through is already known rather than hoped for.
