No home here is standing empty waiting for somebody new

Indian River Shores has 3,613 homes, 2,404 of them occupied. The remaining 1,209 stand empty, and the survey records every one of them as held for seasonal, recreational or occasional use — not between tenants, not on the market, not waiting for anyone. The tenure figures point the same way: owners hold all but 62 of the occupied homes. There is, in other words, almost no turnover in this town. Whoever commissions a system is the person who will still be using it years later, and it will spend a large part of every year running in a house with nobody in it.

Both halves of that change where the money is worth spending. Because the system is not being handed to a stranger, it does not need to be built for a handover. It needs to be built to grow. A household that stays put adds a room, a camera or an outdoor zone years apart rather than all at once, and what decides whether those additions stay simple is the work done first — cable pulled while a route was open, a rack position somebody can still get behind, and a network with room in it for devices nobody has chosen yet.

The network is the part that has to work with nobody there

For months at a stretch everything the system does, it does unsupervised. What matters then is not how fast the connection into the house is but how completely it reaches inside it. A camera at the far end of a property, a thermostat, an entry point and a controller all have to stay answerable from wherever you happen to be, and the weak link is rarely the incoming service — it is the last stretch of coverage indoors. Wired wherever the structure allows it and wireless only where it genuinely cannot go is a dull recommendation right up until the first time you check the house from another state.

It also changes what counts as a fault. A device that stops responding in a house somebody is living in gets noticed that evening. In a house that is closed it goes unnoticed until somebody arrives, unless the system says so itself. Monitoring that reports rather than waits is not a refinement on a property like this; it is the difference between a repair arranged in advance and a first day back spent arranging one. The same reasoning applies to whoever looks in on the house between visits, which argues for controls plain enough to use without being taught.

The rest follows from the stock. More of the town dates from the 1970s than from any other decade — 1,202 homes of the 3,613 — so most work here is an alteration to a finished building rather than a first fit. Establish what the structure will give you, size the network and the routes for what the house will be asked to do later, and leave the visible equipment until the end.
