The only housing figures for this stretch belong to the town standing on it

Orchid Island is a name for part of a longer island. North Hutchinson Island spans Indian River County and St. Lucie County, and the Indian River portion is the one that is sometimes called Orchid Island. That is the stretch this page covers. The county line matters more here than the island's name does, because the same island carries on southward into another county entirely, and nothing said here is meant to describe that end of it.

The Town of Orchid sits on this stretch, and it is small. The town counts 492 homes in total, 309 of them occupied, and owners live in 307 of those occupied homes. Every one of those numbers is the Town of Orchid's and is quoted here as nothing else. Orchid Island itself has no census record, so its own housing mix, its build eras and its tenure have never been measured — and manufacturing them out of the town's would be describing a place nobody surveyed.

One more of the town's published numbers deserves a caveat rather than a headline. Its median home value is recorded at the very top of the census scale, which means two million dollars or more rather than any particular sum. It is a floor, not a price, and a page that printed it as a price would be quoting a measurement that was never taken. What it does establish is the standard a system installed there has to meet.

Where a home is finished to that level, a visible cable is the fault. In a house, the ceiling void, the exterior wall and the run out to the garage are yours to open, and the survey is mostly a question of what can physically be reached. Where homes are stacked, part of every route passes through structure held in common, and what may be altered there is a question to settle before any design leans on the answer.

There is one useful consequence of a town where owners occupy all but two of the occupied homes. The person specifying the system is the person who will be using it, so the test is not how it demonstrates on the day it is handed over. It is whether it still makes obvious sense on an ordinary evening a year later, with one control that does the expected thing and nothing that has to be explained twice.
