The building here has never stopped, and that sets the timing

Jupiter Island has 683 homes and no dominant generation among them. The 1980s account for more of the stock than any other decade and still hold under a fifth of it; there are homes from before 1940, homes from every decade since, and 188 that have gone up since 2000. A town that keeps building is a town where houses keep being opened, and that changes the most useful question on this page. It is not what equipment belongs in a house like this. It is when the decision about cabling gets made.

Timing is what actually moves the cost of this work. The same run of cable is a few hours while a ceiling is open and a considerably larger exercise once the room is finished, and the difference has nothing to do with the cable. So the low-voltage plan belongs alongside the building decisions rather than in a conversation that starts after them. If any construction is contemplated, that is the moment the routes, the rack position and the network layout are cheapest to fix, and the moment they are easiest to get wrong by leaving them out.

Leave paths for the system nobody has asked for yet

The point of planning early is not to specify everything early. Rooms change use, and a house that gets altered again will be asked for things nobody has specified yet. What survives all of that is the path: a route between the rack and the far end of the house, capacity beyond what today's devices need, and terminations left somewhere reachable rather than buried. Paths are the cheap part of the job while a wall is open and the expensive part of it afterwards.

The finish standard here makes that non-negotiable rather than merely sensible. The census records the value of the middle home in this town at the very top of its scale, which is the survey's way of saying the table ran out before the market did. At that standard surface cabling is not an outcome anyone accepts, and trunking added over a finished wall is not either. Concealment is a routing decision taken early, or it is a renovation taken late.

Owners hold all but 15 of the 364 occupied homes here, so decisions taken now are being taken by the household that lives with them. Two things follow. Plan for the house as it will be asked to work in ten years rather than on handover day, and accept that nothing published about this town tells you which routes a particular address already has. That is answered on site, and answering it is the first piece of work rather than a formality before the real one.
