Miami is two housing markets that share a name

Miami has 219,809 homes, and the decade a building went up in matters more here than the city name does. The largest single group was finished between 2000 and 2009. Almost exactly as many homes were already standing before 1950. The thinnest decade in the whole city is the 1990s, so the stock is neither evenly spread nor concentrated: it sits at both ends, with a comparatively empty middle. A whole-home project at one of those ends has very little in common with the same project at the other, and it is the address rather than the city that decides which one you are in.

At one end, nothing was ever left in the wall

Roughly 37,000 Miami homes were standing before 1950, and in construction of that age the assumption to start from is that the cable a system needs does not exist and that no path was ever set aside for it. A route is made rather than found: down an internal wall from a roof space, along a soffit, up from beneath where the floor allows it. That inverts the usual order of work. The survey does not confirm a layout, it produces one, and in-ceiling placement, screen positions and the rack's permanent home are all decided by what the fabric turns out to allow. Agreeing a design first and testing it against the building afterwards is how a project in this stock comes apart.

At the other, the question is how much room is left

The newer half is stacked. Some 86,103 homes in Miami sit in buildings of fifty units or more, and 33,863 were finished between 2010 and 2019 on top of the peak that came before them. Newer buildings usually carry some low-voltage provision, which changes the questions rather than removing them. Where does the pathway terminate on your floor, how much spare capacity is left in it, and does it reach the rooms the design actually needs? Provision is not capacity. A riser that is already full behaves exactly like a riser that was never built, and the two are told apart by looking rather than by assuming.

Between those two extremes sits everything else, and this is where the city name stops being useful at all. Detached and attached houses together account for fewer than a third of Miami's homes, so the single-family assumption that quietly carries a design in most markets is the minority case here. What can be run, who has to agree to it, and whether a route may be opened at all are answered by the building in front of you rather than by anything general about the city. That answer costs almost nothing to obtain before the work starts and a great deal once it has.

Seven in ten of these homes are rented

Of the 190,282 occupied homes in Miami, 131,801 are rented. That is close to seven in ten, and it is far enough from the usual pattern to change what a system is rather than merely how it gets handed over. Any installation here has two halves with different lifespans. One belongs to the property: cable in the wall, back boxes, speakers set into a ceiling, the position of the rack and the network that ties them together. The other belongs to whoever is currently in the home: displays, sources, remotes, an account somebody opened. The decision worth taking at design time, rather than discovering later, is exactly where the line between them falls.

Once that line is drawn, most of the awkward questions answer themselves. The property's half gets specified generously, because it is the half that cannot be repeated without opening something. The occupant's half gets chosen so that it can leave without damage: mounting that comes off the wall and leaves the wall, a display position that does not depend on one model's dimensions, an everyday control that keeps working when a device it never owned disappears. That is not a courtesy extended to a future occupant. It is what keeps the expensive half of a system useful for far longer than the cheap half.

So the sequence in Miami is not a preference, it is what the housing forces. Find out which of the city's two building stocks you are actually in. Establish what route exists or can be made, and what closing it up again has to look like. Agree the finish standard while that is still a drawing. Size the fixed half of the system for what the home will be asked to carry in five years. The visible equipment is the last decision and the easiest one, because by the time it is taken everything it has to work with is already settled.
