The room decides more of this than the equipment list does

Palmetto Bay's median home is valued at $787,000, and 6,961 of its 8,760 homes are detached. Together those describe a particular brief: a whole room given over to watching something, in a house where a compromise that shows is not going to be accepted. In that brief nearly every decision determining whether anyone is happy with the result is a decision about the room, and all of them come before a product is chosen.

Begin with the seats. Where people sit is the one thing in a room that cannot be adjusted afterwards, and the visual half of the specification hangs off it — how large a screen has to be to fill the view from the back, how high it can be hung before the front row is looking up at it, whether anyone behind can see over anyone in front. Settle those early and the equipment list narrows on its own. Settle them late and they turn into furniture nobody wants to sit in.

Ambient light is the constraint noticed last and felt first

Daylight decides more of a specification than most people expect. A room carrying a lot of it rules a projector out before the conversation about projectors starts, and a panel in the same room will show glare that no picture setting removes. The answers are architectural rather than electronic — where the openings are, what covers them, and whether that covering answers to the same control as everything else. Motorized shades are close to free while cable is being pulled and dear to add once walls are closed.

Calibration belongs inside the installation rather than alongside it, and it is the first line trimmed when a quote is being tidied up. A display and a processor leave the factory configured for a shop floor. Tuning them to the proportions, surfaces and seating of the room they actually live in is skilled work measured in hours, and it is the step that turns a correct specification into a room people want to spend an evening in.

One decade built close to a third of the village

The largest single group of homes here, 2,797 of them, was finished between 1970 and 1979, and the village's median residence belongs to the same decade. That much sameness is worth something before anyone opens a wall: questions about ceiling clearance, framing direction and where equipment can be housed with a circuit of its own and somewhere for its heat to go tend to get similar answers across houses of one age and type. It shortens the survey. It does not replace it, because what a previous owner did to a particular house is in no dataset.

Which is why the equipment list is written last. Everything ahead of it — the seats, the sightlines, the daylight, what a ceiling will carry, where the rack can live with power and ventilation — is what makes that list short and obvious by the time it is written at all. Reverse the order and the room spends the rest of its life accommodating a decision taken on the first day.
