Almost every occupied home here is lived in by the person who owns it

Of the 2,322 occupied homes in Highland Beach, 2,199 belong to the people living in them. The town contains 123 rented homes in total. That is an unusual thing to find in housing of this kind, and it moves the brief. The interesting one stops being how it looks on the first evening and becomes how it behaves in its tenth year: whether a zone can be added later without cutting into finished walls, and whether somebody opening the rack in five years will be able to read it.

The housing itself is stacked. There are 3,127 homes here in buildings of fifty units or more and a further 637 in buildings of twenty to forty-nine, so for most addresses the risers, the corridors and the space above the ceiling are shared rather than owned. Winning a clean low-voltage route through that takes real effort — which is exactly why it is worth winning once, thoroughly, and with room left over.

Buy the headroom while the route is open

Adding capacity while a route is open costs very little; adding it afterwards means winning the same route a second time. So the cheap moves are the ones that buy headroom — spare pairs in the run, a wired backbone sized past what the home asks of it today, a draw cord left where a future cable would otherwise have to be improvised. None of it is visible once the work is done, and all of it decides whether the next addition takes an afternoon or a fortnight.

The rack is the part of the system you will live with longest

Devices come and go across the life of a home. The place they sit does not. A rack needs its own supply, somewhere for heat to go, and room to stand in front of, and it should sit where a person can reach it rather than sealed into the one cupboard nobody had a use for. In a home you intend to keep, that is not a detail. It is the difference between a system that can be maintained and one that has to be taken apart before it can be understood.

Occupancy follows the same long-horizon pattern. The town holds 1,913 homes for seasonal, recreational or occasional use, 82.5% of everything standing empty. If yours is one of them, anything that needs finished walls reopened is not a small inconvenience — it has to fit into the part of the year you are actually here. Building capacity in at the start is what stops a later change from costing a whole season.

So the order here is worth stating plainly. Establish what the building allows and where a route can genuinely run. Settle the finish standard before a wall is touched. Specify the cabling, the coverage and the rack against the system you expect to end up with rather than the one being bought today. The visible equipment is the last call, not the first. In a home held for the long term, that sequence is not caution — it is what makes the second phase cheap.
