No single kind of building defines Juno Beach
Juno Beach has 3,662 homes, and they are not variations on a theme. 1,037 sit in buildings holding between twenty and forty-nine homes, and a further 942 in buildings of fifty or more, while fewer than three hundred are detached houses. Whatever a whole-home project means in this town, it means at least three different kinds of project, and which one you are in is decided by the building before it is decided by anything you want. That is the first thing to establish, and the thing most often assumed instead.
Mid-rise is the largest single category, and it behaves unlike either a tower or a house. The riser is short, so vertical distance is rarely the problem; the horizontal run is long, and the parts of it that matter are outside your own front door. Corridors, the ceiling void beyond the unit, the service cupboard — those need approval as well as access, and approval is what sets the programme. Inside the unit, a floor plate running the depth of the building is a coverage problem rather than a bandwidth one: a single access point near the entry does not reach the far room. That is something to plan for, not something to blame on the hardware.
The building decides what the design can be
In a building, the system is bounded by the paths that already exist. A riser with room left in it, a chase that happens to run where you need it, a ceiling void that is not already full — those set the shape of what is possible, and none of them can be added afterwards. The route gets found rather than created. In a house a survey confirms a plan; in a building it largely writes one. With the median home valued at $644,400, surface trunking across a finished wall is rarely an acceptable answer either, so the route has to be established before anything is chosen to hang on the end of it.
The rest of the housing does not follow those rules at all. There are 268 manufactured homes here and 660 single-family houses, and in those the constraint inverts: nothing to approve and nobody to ask, but no riser to borrow and no shared service infrastructure to build on. The method that works in the mid-rise two streets away does not transfer, and the reverse is just as true. It is worth saying plainly, because in a town this compact the assumption travels easily, and it is the assumption that produces a specification which cannot be installed.
Most of what stands empty in Juno Beach is seasonal
Seasonal, recreational and occasional use accounts for 998 homes here, which is 73.8% of the vacant stock. In a building, that changes what remote support has to mean. You cannot simply send somebody in; entry to a unit and to shared space is arranged rather than assumed, and a small fault can wait weeks for a person to be in the same room as it. So the system should be checkable, restartable and able to report on itself with nobody present, and the failures worth engineering against are specifically the ones that would otherwise need a visit.
Owned rather than let, which is why the route is worth over-building
Two thirds of the occupied housing is owner-occupied — 1,572 homes out of 2,310 — in a town where most homes are apartments. That matters, because getting a clean route through a building is a piece of work in its own right. Once it exists it should be used properly: pull more than today's requirement while the path is open and the permission is in hand. A second run through your own attic is an afternoon. A second run through a shared riser is a negotiation, a schedule and another approval.
What you are really buying in a building is the route. Equipment gets replaced on its own schedule and nobody minds. The path you established, the capacity you left in it and the terms you agreed for using it will outlast several generations of whatever hangs on the end, and they are the part nobody gets a second free attempt at. Establish that first and everything after it gets to be about what you actually want.
