Lake Park is a town where tenants hold the majority

Lake Park has 3,173 occupied homes: 1,603 of them rented, 1,570 owner-occupied. The margin is thin but the direction is what counts, and it shapes the brief here more than the building type does. A system installed in this market has a second audience designed into it from the beginning: whoever uses it after the person who commissioned it. That is not a reason to specify less. It is a reason to specify differently.

A system that will change hands is held to a harsher test than one only ever operated by the person who chose it. It has to work for somebody who arrives with no explanation and no appetite for learning one. In practice that means the everyday controls live on a wall rather than inside an app that has to be set up first, that scenes are named for what they do rather than for what they contain, and that there is a way to put the whole thing back to a known state after someone has changed everything and cannot remember what. Reversible mounting belongs in the same category — fixings that come out without taking a section of wall with them.

The apartment stock here is walk-up, not tower

There are 3,642 homes in Lake Park and 1,573 of them are detached, but the rest is not what most people picture when they hear multifamily. 963 homes sit in buildings of five to nineteen units against 640 in buildings of twenty or more. Small buildings behave differently from large ones. There is often no riser worth the name and no service corridor to borrow, so routes end up running through soffits and closets, or up an exterior face and back in — and each building answers that question in its own way rather than to a pattern.

That half-and-half split is the real difficulty. The same street can hold a detached house where every route is inside your own property line and a small building where the useful routes are not yours to open at all. The method changes completely between them, and the first thing worth settling is which of those two projects you are actually in — because almost everything downstream follows from it, from where a rack can sit to whether in-ceiling placement is available.

No single decade dominates the housing here

The largest build era in Lake Park, the 1970s, accounts for only 21.3% of the stock, and the housing runs from before 1940 through to the 2010s. 622 homes date from the 1950s and 602 from the 2000s, standing in the same small town. Very little repeats. Two properties on one block can be separated by fifty years of construction practice, so what you learn at one address rarely carries to the next, and the design has to sit on what a survey actually found rather than on what the street implies. Wall build-up, ceiling depth and where a cable can cross from one side of a room to the other all fall into that category.

A steady share of these homes stand empty for part of the year

294 homes here fall into the seasonal, recreational or occasional category — 62.7% of the vacant stock. Put that alongside the rental share and a good deal of this housing is occupied, for at least part of the year, by somebody other than the person who owns it. A system built for that reality can be checked without anyone in the room, returned to a working state without a service call, and used on day one by whoever is there. None of that is exotic. It is mostly a matter of deciding it at the start instead of discovering the need for it later.

Whichever category a property falls into, the honest measure of the work here is whether the system is still being used a year later by whoever is in the house. That is a design question far more than an equipment one, and it gets settled at the beginning — in what goes on the wall to press, what gets routed where while the walls are open, and how much of the system a stranger can understand without being told.
