A low city, an old city, and mostly a rented one

Lake Worth has 17,742 homes. Of those, 8,309 are detached houses and just 783 stand in a building of fifty units or more. That last number is the one worth pausing on, because it is what the city is not. There is very little tall construction here, so the design problems that dominate a tower market — service risers, shared corridors, what a building will let you open — are largely not the problems in front of you.

What sits in their place is a large small-multifamily middle: 4,786 homes in buildings of two to nine units, roughly a quarter of everything here. Those buildings behave much more like houses than like apartment blocks. Cable routes run through the same finished construction a single-family retrofit deals with, reached from a roof space or from underneath, and the useful survey question is whether you can get above or below the room rather than whether a riser will be made available to you. The trade-off is that almost nothing has been left behind for you. A tall building has at least some vertical route by design; in a building of four or six units, every path has to be made, and the survey has to prove one exists before a speaker position is promised to anybody.

More than two thousand of these homes were standing before 1940

The largest single decade is the 1970s with 3,980 homes, but the median residence dates from the 1960s and 2,253 were standing before 1940. That is genuinely old stock for South Florida, and it means the assumption to start from is that nothing structured was ever put in. No distribution panel waiting in a closet, no conduit left for the next owner, no spare pair behind a plate. Where cable was added later it was added for something else — a telephone, an aerial, an alarm — and its route very rarely runs where a whole-home system needs one.

So the survey earns its fee before anything is specified. Attic clearance, joist direction, where a slab stops and a crawlspace begins, which walls can be opened and made good cleanly — those decide in-ceiling speaker placement and screen positions, not the other way round. The rack question deserves the same treatment: it needs somewhere with power, ventilation and room to work, and in a house of this vintage that space is claimed early or improvised badly.

More homes here are rented than owned

Of the 15,229 occupied homes, 6,940 are lived in by their owners and 8,289 are not. Where that is the arrangement, the thing that ages badly is a system only its installer understands. Label the runs, leave the rack somewhere a second person can actually open, and keep the control simple enough that it survives a change of occupant without a handover session. A design that quietly requires the original installer is a design with a shelf life.

The median home value here is $329,300, and that figure has a practical consequence for how a budget should be spent. Costs in this work climb fastest where finished walls have to be opened, cable concealed and circuits added, so in a market of older, modest, already-finished houses the expensive half of a project is access and making good rather than the equipment. Deciding routes first is what keeps that half under control.

The municipality renamed itself Lake Worth Beach in 2019, and every figure on this page is drawn from that city rather than from anything wider. It is worth stating outright, because both names are still used for the same place and the census now records only the newer one. Nothing about the buildings changed when the name did, but it is the sort of detail that makes two sets of records disagree, so it is better named than assumed.

For a whole-home system in stock like this, the order is unforgiving but short. Find out what can be reached from above and below before a single position is agreed. Settle what may be surface-run and what has to vanish. Put in more capacity than today needs while something is already open, because a second cable pulled at the same time costs almost nothing and a second visit costs a great deal. The equipment is the last decision and the easiest one to revisit.
