A small town where nearly everyone owns, and nearly everyone leaves

South Palm Beach is unusual, and the numbers say so plainly. There are 1,988 homes in the whole town and almost nine in ten sit in buildings of twenty units or more; barely two dozen are houses. But unlike most condominium markets, this one is not tenanted — the large majority of occupied homes are lived in by their owners. If you are planning a system here, you are almost certainly planning it for yourself rather than for a tenant or a guest, and that is a different brief.

The second number that shapes everything is occupancy. Of the homes standing empty at any point, 90% are held for seasonal, recreational or occasional use — 891 of them. This is a town of second homes owned by the people who use them, which is not the same as a rental market and should not be designed like one. You are not handing the system to a stranger. You are coming back to it after months away and expecting it to work.

Most of the town was built in a single decade

1,137 of the town's 1,988 homes went up between 1970 and 1979 — 57.2% of everything here, from one decade. That uniformity is genuinely useful. It means the constraints you meet in one building are often the constraints in the next: similar slab and block construction, similar riser arrangements, similar assumptions about what a home would ever need to carry. Planning benefits from that, because the questions worth asking are known before anyone opens a wall.

It also means the buildings were finished around fifty years ago, long before anyone expected a home to carry streaming video, whole-home audio, cameras and control on the same infrastructure. Almost every project here is a retrofit, and the useful work happens before installation: establishing what routes exist, what may be altered, and what has to be approved. Settle that and the rest is straightforward. Skip it and the design gets rewritten on site.

Design for the months you are not there

A home that is occupied for part of the year asks different things of a system than one lived in continuously. It should be reachable remotely, so a problem can be looked at without a flight. It should report a failure rather than store it up for your return. And whatever you leave running while the home is closed — climate, cameras, entry — should be the part of the system you trust most, because it is the part operating without supervision.

There is one more consequence of a town this small. With under 2,000 homes concentrated in a handful of buildings, what is permitted, practical and already installed in your building is a far better guide than any general rule. Start with what the building itself allows, agree the finish standard before anything is opened, and let the equipment follow. In a place this uniform, that order is not merely good practice — it is most of the answer.
