In Tequesta the roof space settles the speaker layout before the room does

Tequesta has 3,350 homes and 1,726 of them are detached houses. The largest single group, 1,100 of them, went up between 1960 and 1969, and the median home dates from the decade after. Houses of that age were finished long before a builder would have run anything for audio, video or control, so a distributed system here is an alteration to a completed structure rather than a first fit. That is not a problem in itself. It just means the layout is settled by what sits above the plasterboard, not by what looks right on a plan.

So the survey that matters is the one done with a torch. Whether the roof space is continuous or divided, whether a person can actually move through it, which way the framing runs and how deep the insulation sits — those answers decide where a ceiling speaker can go, and they do not always agree with where you would want one. A position moved a foot to clear a joist is a different room to listen in, and it is far better to learn that before a layout is committed to than with a hole saw already in hand.

The equipment has to live somewhere, and a house this age was not planned around that

The other thing an older house rarely offers is a home for the equipment. A rack wants power, air, and enough room behind it that somebody can work on it in three years, and it usually ends up in whichever cupboard happened to be free. A cupboard that happened to be free is often free because it opens onto a bedroom or a hallway, and a rack in that position is heard as much as it is seen. Choosing its home deliberately — close enough to the runs, away from where people sleep, with somewhere for the heat to go — is one of the cheapest decisions on a project and one of the hardest to undo.

Barely any of this housing is new

The housing count records 119 Tequesta homes from the 2010s and none at all from 2020 onward, against 532 from the 1980s. Nothing here is waiting to be built around. That carries one genuine advantage: because so much of the village comes from a narrow band of years, what you learn about access in one house tends to hold in the next, and the questions worth asking are known before anybody opens anything. It also means every route is an existing route, so the argument for pulling more cable than this year's plan needs is at its strongest while one of them is open.

Owners occupy 2,234 of the 2,690 lived-in homes here, which is the other reason to plan wide rather than narrowly. A settled household adds a room, a zone or a screen across years rather than all at once, and each of those additions is straightforward or expensive depending on what was decided at the beginning. Read the structure, give the equipment a proper home, and keep the equipment schedule for last.
