Almost nothing here is old, and almost nothing here is stacked

Wellington has 24,285 homes and the census can find only 214 of them standing before 1970. At the far end of the same table, 53 homes sit in a structure of fifty units or more. Those two numbers matter for one reason between them: the constraints that usually shape a whole-home design are largely missing here. There is seldom a building to ask permission from, and seldom a structure old enough that nobody had thought about running a cable through it.

That removes the two explanations people most often reach for when a system did not turn out the way it was imagined. What is left is the room, and a room is the harder brief of the three, because nothing outside it sets a limit. Where somebody sits, how high the screen goes, what the light is doing while they watch, what the ceiling is being asked to hold — all of that is chosen rather than inherited, and those choices are what decide whether the finished result feels planned or merely assembled.

Daylight is the constraint nobody puts in the budget

The median home here is valued at $557,100, and at that level the visible half of a system is usually settled long before anybody has sat in the room at four in the afternoon. That is the wrong way round. Ambient light sets the ceiling on what a display can do, and it is the property of a room that changes by the hour rather than staying put like a wall.

Where the glass is, when the sun reaches it and what the surfaces give back decide more about contrast and glare than the specification of the panel does. So shading and the screen are one decision rather than two. Motorized shades driven from the same scene as the display, stopping at a position that was measured rather than guessed, are what let a bright family room stay a bright family room at noon and still hold an image in the evening. Retrofitting that afterwards means running power to a window that was finished a year ago.

Concealment works the same way, and it is not simply a matter of tidiness. A cable that has to stay reachable is a cable that fixes the position of whatever it feeds, so the decision to hide a run is also a decision about where a screen, a keypad or a pair of speakers is allowed to be. Taken at design time it costs a chase and some patience. Taken later it costs the position, and the position was the point.

Calibration is the last step and the first thing anyone notices. Levels, distances, crossover points and the correction that stops a room's own acoustics arguing with the system are what turn a good specification into something that sounds the way it was supposed to. It is also the part of the work that survives every later change of equipment, because the room is the one component nobody replaces. It belongs in the scope from the beginning rather than being offered afterwards as an improvement.

The exception here is a villa, not a tower

The housing here that is not detached does not rise; it spreads. There are 2,984 attached houses, and roughly a thousand homes each in structures of three or four units and of five to nine. Very little of it goes above that. If your address is one of them, the design question is not which riser you are allowed to use. It is what happens on the other side of the wall you share.

Low frequency is the part of a system that travels through structure, and it is the one part that cannot be aimed away from anybody. That makes subwoofer position, output and the correction applied to it a structural decision rather than a matter of taste, taken while the room is still on paper. Placement chosen for the seats and then measured is also the placement that keeps the energy in the room it was meant for, which is the more useful way to think about it than turning things down.

None of this depends on how large the project is, and all of it gets cheaper the earlier it is fixed. The order that works in housing like this barely changes: decide where people sit and what they are looking at, decide what the light is doing to it, route and conceal on the strength of those two answers, and choose the equipment that shows last. Nothing here imposes that sequence on you. That is exactly why it has to be chosen deliberately.
